Why am I convinced that 3D / 360 virtual tours are very effective?

Simply because as Confucius said “A picture is worth a thousand words!

I have taken many pictures of houses. I’ve enhanced many of these photos with Photoshop. And I’ve learned the hard way, that beautiful photos can bring more leads… But not necessarily more sales!

And yes, during the sale of my house, I understood that too many beautiful photos can produce the opposite effect.

Many people arrived before the visit with the idea in mind that they had found the gem. The real “coup de coeur” that everyone is talking about.

It is true that I worked hard to make sure that my house would not leave anyone indifferent thanks to my clear-cut choices. Red-orange facade while the majority of the houses are painted in white or cream. Solid pine flooring at a time when everyone else is using laminate or large tiles, and I still have many examples to present… All surrounded by greenery, without any neighbors and with an unobstructed view in the middle of the countryside.

On paper, it can of course make the fans of this type of environment dream.

The only drawback is that the house is very old, and the orientation and volume of the rooms are not really what we find nowadays. The rooms in a row (kitchen, bathroom), the surfaces and volumes of the living rooms were a little below average, which finally cooled down the enthusiasts.

Their reaction: “I didn’t expect this!“. I promise you that when you’ve sweated for days and days to get to this point, your ego takes a big hit.

Then, I finally understood that in life, doing the same things always gets you the same results.

So after a long discussion with my brother, himself a real estate agent, I decided that I should stop “selling” the house and instead show it as it is.

I had been interested in the subject of virtual visits for some time now. And I thought that it was probably one of the best tools to show the reality. Thanks to this, no more time wasted with the curious, no more useless trips for the visits. And above all, it’s time for visits with people who are really interested in the property.
